Home prices have fallen another 6% in 2011 from prices in 2010 year and about 32% from the highs of 2005. Home sales volume is down about 40% from the 2008 pace. Now this seems bad, and it is. But the good news is that in 2011 the sales pace has picked up slightly. Local Banks have mortgage money to lend and we think that customers who had perceived that mortgages were not available have discovered that there is now funding from these local conservative banks. Sales in Lakefronts, low priced vacation homes and retirement homes have continued at a reasonable pace. These markets traditionally contain the buyers that have pulled the Pocono Farms Real Estate Market out of previous slumps. Looks like it's happening again.
